Level of Service Offered:

Tenant find: One month's rent + V.A.T

Includes:

  • Collect and remit of initial months rent recieved
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pretenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

 

Fully managed: 10% + V.A.T of rent

Includes:

  • Collect and remit the monthly rent recieved
  • Pursue nonpayment of rent and provide advice of rent arrears action
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term

 

Inventory for tenant find only £75 + V.A.T

This fee may be negotiable for smaller properties. Includes:

  • Detailed write up of each room
  • Supportive photographic evidence

 

Additional non-option fees and charges (irrespective of level of service):

Set up fee 50% + V.A.T of first rent on managed properties only

  • Agree the market and find a tenant in accordance with the landlord guidelines;
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on nonresident tax status and HMRC (if relevant)

 

Before you move in:

Referencing tenants over the age of 18 (identity, immigration and visa conformation, financial credit checks, obtaining references from current or previous employers/ landlords and any other relevant information to assess affordability) as well as contract negotiation (ammending and agreeing terms) and arranging the tenancy and agreement £150.00 (inc V.A.T) per applicant.

Guarantor Referencing: £60.00 (inc V.A.T)

Other fees and charges: Any arrears of rent shall be subject to the additional payment of interest from the due day until payment is made at a rate not exceeding 5% per annum above Barclays Bank plc base rate.
